"Amazing!

David was just what we needed! We heard of David through our awesome REMAX agent and never looked back. As two first time home buyers who know very little about home ownership and repairs, David was a godsend. He arrived more than a half hour early for our inspection and had already done his research on the home. From the second we met we knew that he was on our side. He took his time to inspect every nook and cranny of our potential home and explain everything in a way that allowed us to learn, take notes, and ask a ton of questions. David has an undeniable honesty about him that made us respect his opinion and results even more. He's a great at what he does and has a down to earth personality.

Finally, David created an impeccably detailed report for us that included everything from potential hazards and code violations to pictures he took and labeled. The report was broken down into easy to follow chunks and included suggestions for general maintenance and repairs. My family was so impressed by David that we will be telling all of our friends about his quality service.

Dave is extremely thorough and knowledgeable with every facet of home inspection. I've been through two inspections with Dave and feel way more confident about purchasing a home with just the couple of hours Dave spent walking through and explaining everything in the house. Small tips to fix minor problems and larger recommendations about what to fix ASAP....Dave runs the full gamut of owning a home. First house he inspected for me had a list if things that needed attention that I never even realized. My second was much cleaner as I knew the things I should be looking at when buying a home. Dave should teach classes he's so good! If I ever upgrade the home I purchased I will be using Dave again, and my best piece of advice is that if you're a first time home buyer and are overwhelmed with questions just call Dave. You'll learn a lot!"

"Even better than advertised.

When I started looking around for home inspectors, I came across Dave Grudzinski and Advantage which naturally led me to this reviews page. There are so many positive reviews of Dave here that I honestly wondered if these could all be genuine comments from clients. Is Advantage truly affordable and a hidden gem, or this going to be a bad decision? My realtor had not personally heard of Dave, and so I was a bit worried.

It turns out that there's no reason to be worried and Dave is the real deal. I guess I should have known with the amount of certifications he lists on his website. :) When we got to the home inspection 15 minutes early Dave was already on the roof taking photos. He's friendly, but down to business and takes the process of inspecting your home very seriously.

Dave explored every nook and cranny of the house - even trying to squeeze himself into an opening through the attic that no human could possibly enter - and at the end of everything, wrote his notes cleanly into a custom 16/17-page report. I asked him about his inspection report and he told me that most standard reports (written forms or electronic software) have 'too much fluff', so he designed his own. This kind of attitude and professionalism sums Dave up! The front of each page of the inspection report has the findings and notes for each section of the house (electrical/structural/etc), while the back of each page has pre-printed comments regarding common findings and common repair and replacement costs. I understood from Dave that all that back-page information was referenced from a national association of some kind (forget precisely which), so it's very valuable information to have.

In short, we made a great investment working with Dave and we couldn't have gotten better service. My realtor is now likely to recommend him for all of her clients as will I for all friends and family. Thanks, Dave!"

"Professional and Thorough

Dave was very knowledgable and helpful with suggesting what was wrong and how to fix it. I am a first time home buyer and was very uneasy about the whole process. The septic at this particular house had recently been dug up and repaired, however there were no records of who repaired it and what was wrong. There was actually still an issue with the septic after it was repaired. With Dave's persistance and research, he was able to dig up all the information and we were able to get the septic fixed once and for all. I would recommend anyone buying a house to get an inspection through Advantage Home Inspections!"

"Thank goodness we hired Dave!

As a first time home buyer, finding a home inspector that I could trust was tricky. I got a few recommendations and did a search. Based on the fantastic reviews, I called Dave Grudzinski. He was very prompt about getting back to me and he was very accomodating, making an appointment in the early evening for me so I did not have to take a day off work. On the day of the inspection, he arrived early and spent MORE THAN TWO HOURS inspecting every nook and cranny of my future home. As we followed him throughout the house, he patiently answered all the questions we had and gave us tons of information about things we would have never dreamed to ask about. It was clear that his years of experience have made him top in his business. During the inspection, he detected a gas leak. He noted it in his report, and we made arrangements to have it evaluated by the gas company. Two days later, when Dave went to the house to check on our radon test (which was included at no extra charge!!), he met with the technician from the gas company. The technician informed Dave that he was "highly skeptical" that there was a leak on the property. Dave INSISTED that the technician perform more tests and would not leave until he did so. Guess what? THERE WAS A LEAK!! The technician found a leak inside the furnace, which is one of the worst places to have a leak. I hate to think what would have happened if a) we had hired an inspector who was not as thorough and b) Dave had not insisted on the additional tests from the gas company. He potentially saved our future house and possibly our lives. I would recommend Advantage Home inspections to anyone who is buying and especially to first time home buyers who need an inspector they can trust."

"Nice Guy, Thorough Job

After being given a few names from a retired home inspector/friend, I lhad narrowed it down to just a couple. After making the 1st phone call to Advantage and speaking with Dave, I made my decision. Super nice guy, convenient hours, and an easy, understandable website for all my questions. When we got to our inspection on a Monday holiday at noon, Dave was already on the roof checking things out. Our inspection took just less than 2 hours and was very thorough. He was very knowledgable and interesting on top of it all. We paid what he quoted, which, on top of it all, was very reasonable (cheap!). "GREAT JOB

Our agent had us on a tight timeline and we all had expected a cancellation due to the prediction of Heavy snow. No one expected it, but Dave was actually out a day ahead of time in order to get the outside part of the inspction done early. When the actual inspection date came there was indeed almost a foot of snow on the ground. Dave was on time, polite and informative about the inspection process. After having several mediocre home inspections in the past, I frankly wasn't expecting much when my realtor scheduled the appointment with Advantage. Well, my opinion changed during the first of many conversations with Dave during the almost 3-hours he spent with us. His base of knowledge is both broad and deep, yet he answered my questions in terms that I easily understood. He is very attentive to matters of home safety, which I appreciated. He had many suggestions which were very practical and affordable. He pointed out cost-saving measures on several items and made it clear when you could attempt to do a repair yourself, versus having to hire someone. "I would recommend Advantage Home Inspection to anyone that needs a home inspection done. I am in the process of purchasing my first home and had Advantage Home Inspection inspect the property. "I recently moved to San Diego and purchased a house in October. Not having many resources to look to for inspection resources, I first looked at Angie's List and then Better Business Bureau. Advantage Home Inspection came highly recommended by both organizations. I can attest that the reviews I read on both sites, were true!

Michael Jones was my inspector and he was prompt, knowledgeable and thorough. Additionally, Michael went above and beyond in assisting me after my house closing when my insurance company threatened to cancel my insurance due to lack of proof of the house being bolted to the foundation. The builder had misplaced the paperwork, the city could only show approved inspections, and the insurance company would do nothing but ask for further proof. I contacted Michael, looking for suggestions, on how best to proceed. He not only provided suggestions but came to my home again, at no cost, to do a second inspection. I am pleased to report that he not only located the anchor bolts, but also took photographs to prove to my insurer of their presence. His report was sent to me in less than 8 hours! "The only home inspector I will ever recommend!

I went through a really long, confusing short sale process with many specifications from the bank on repairs and deadlines for repairs to be made. David explained every aspect of what he was doing in basic terms so that I could understand the workings of the house. He took his time at my house and didn't rush me. I called him many times after the inspection took place with questions about the house that I thought of later and forgot to ask. He was incredibly patient and returned my calls promptly.

David had to do a second inspection once the repairs had been made at the bank's request. He caught a major installation issue with the new radon mitigation system that had just been installed and I was able to get it fixed before the closing. He didn't have to check the system as it wasn't on the list of things he needed to sign off on but he did anyway just to be safe and ended up saving me a lot of time. He even spoke to the radon mitigation company and explained what exactly needed to be corrected on the radon mitigation system.

Due to the time constraints of the short sale's closing-he was incredibly flexible as to when he did the inspections. He worked around my schedule. I just recently recommended him to my sister-in-law who's in the process of buying her first house and I'm sure she'll be as happy with his work as I was."

"Great Job

I just finished the inspection with Dave a little while ago and Dave was really great! He was EXTREMELY knowledgeable and answered all the questions I had and even caught the fact that I was pretending to understand some of the things he was saying, and explained them to me. Plus he does a FREE!! radon test with a home inspection. Dave happened to be lower than the other quotes that I got, and he blew me away with his professionalism and knowledge. He was also VERY helpful by fitting me into his busy schedule and had an appointment just 2 days after I called. I definitely recommend Dave. "Outstanding!!!

First of all, I never write reviews for anything, but I had to in this case. If you are like me, and want to know EVERYTHING that is wrong with a house before you buy it, use this service!!! Dave was outstanding! He was always on time (he was already at the house before the agent and I could get there), very professional, extremely knowledgeable, and very thorough. He is someone with the experience and integrity you need to help you through the very stressful time of buying a house. He looks out for your best interest (not the seller or the agent's, who try to ram the sale through despite code violations, so they can make their money and leave you with major problems in the future), and that kind of & piece of mind is priceless! His inspections are very thorough, and he is always happy to explain what problems exist with the home, or some that may arise in the future. I couldn't be happier with my selection of Advantage Home Inspection, and I STRONGLY recommend doing a secondary follow-up inspection. Its an inexpensive piece of mind that came in handy, when Dave alerted to me that the seller's contractor did not repair everything that was on the request list, while my agent just wanted me to & trust the seller. Do yourself a favor and give Dave a call. It was the best thing I did searching for a house, because while the agents are looking out for their own best interests, Dave is looking out for yours!"

"Overall

The Best!!!

I was a first time home buyer and I was trying to find the best deals on almost everything that I could. I was referred to a number of home inspections companies by my realtor but Dave was the only one who offered a VERY affordable price and surprisingly with that came excelent service! First off he is the only inspector that I came accross that charged nothing for a Radon Test. Dave was very thorough in every peice of his inspection. He was happy to answer any questions that I had. He informed me of everything that he was going to test and check and that he would walk through the house with me and point out any issues that he had come across. I was expecting a fast walk through but he had been in areas that I didnt even think to check. He informed me of problem areas and gave me suggestions on who to contact or where to go to fix the problem. At this point I was a satisfied customer or &quot;Happy Camper&quot; as they would say. The house was vacant for about two months and during that time someone had broken in and had stolen all of the copper piping in the heating system. I was very concerned not only about the damage that occured during the break in but also about any damages that may have occcured due to freezing temperatures during the winter. I was also very concerned about the operation of the plumbing and heating system. Thankfully the seller took care of having the damages repaired but I still wanted confidence and peace of mind that everything was in fact alright. So who do I trust to perform another inspection on the house to give me that confidence? David Grudzinski! Now you may be thinking it makes sense to have the same inspector come back out because he/she is already familiar with the place, and I would have to agree with you, however this was not my original thought. I wanted Dave back because he was just that good! Dave gave me a discount on the second inspection and he was again very thorough. He found very minor leaks from where the piping was replaced that were hidden above rafters in the basement, again providing suggestions for repair. I am once again a satisfied customer by the work provided by Dave.

As stated in another review he does use his own custom inspection forms where he states everything, and I mean EVERYTHING, that he has come across. He even drew small pictures to best describe a few things to make it easy for everyone to understand. On top of all of this he has also asked that I call him when I am moved in and he offered to install a home security system free of charge. Talk about confidence and peace of mind!!!

"Exceptional!

Dave was recommended to us by our realtor. After doing our own research, we thought that Dave Grudzinski's company was the best fit for us. Dave was very accommodating and quick to get back to us with when trying to schedule the inspection. During the inspection we found Dave to be informative, patient, friendly, and very thorough. He did not hesitate to answer our questions or help us understand what exactly it was that he was inspecting. He pointed several potential problem areas to us and even touched on what we could do to correct them. That was a HUGE help to us, being that we are first time homebuyers who are a bit nervous about such a big purchase! I would without hesitation recommend Dave Grudzinski to anyone who is looking for a thorough home inspection from a knowledgeable and courteous person!"
